Based on additional annual rental revenue capitalized at the property's cap rate — this is an increase in the asset's value, not just a change in yearly cash flow.

1. Available vacant units = total units × (1 − occupancy rate)
2. Leasing calls/day = total calls/day × % leasing inquiries
3. Missed leasing calls/day = leasing calls/day × % missed
4. Recovered leasing calls/day = missed leasing calls/day × % Iris recovers
5. Raw additional leases/year = recovered leasing calls/day × closing rate × 365
6. Additional leases won/year = the smaller of the raw figure or available vacant units — capped so the tool never claims more leases than the property has vacancies to fill
7. Additional annual rental revenue = additional leases/year × (avg. monthly rent × 12)
8. Property value increase = additional annual rental revenue ÷ cap rate
9. Annual value of recovered PM time = hours/week saved × 52 × hourly value
10. Total annual value add = additional annual rental revenue + PM time value
11. Net annual benefit = total annual value add − annual Iris AI cost
12. ROI multiple = total annual value add ÷ annual Iris AI cost
